Crossover Development Company’s primary way of helping address the lack of services along the 36th St. N. corridor is to develop mixed use (residential and commercial) buildings and support entrepreneurs. CDC hopes to spur a revival of the commercial corridor with high quality construction that follows the guidelines of the City of Tulsa’s 36th St. N. Small Area Plan. Pursuant to that plan, the mixed use development is designed to help make 36th St. N. more walkable and give it a “Main Street” feel. This development is adjacent to the Bus Rapid Transit station at 36th St. N. facilitating access to jobs and services in other parts of Tulsa.
Mixed Use Development
The first phase of the mixed use development will have 8 two and three story live work units. These will be constructed for north Tulsa entrepreneurs to own their own space and live in or rent the residential unit above it. To help combat the persistent wealth gap between Black and White folks in our community, CDC utilizes this model to help north Tulsa entrepreneurs build equity not only in their business, but in their business’ physical location as well. Tulsa’s Greenwood District, known nationally as Black Wall Street, was a monumental example of the power of building equity in businesses and property and CDC wants to foster similar success for the families in our community.
Our smallest offering is our most affordable. With commercial space on the bottom and living space above all units are eligible for residential mortgages.
Adding another story allows more living space. A twenty foot wide commercial space is suitable for many businesses.
