Since 2015, Crossover Development Company has purchased, renovated and sold single family houses in the Hawthorne Neighborhood. Because many of the houses were formerly boarded-up and dilapidated, CDC ordinarily invests in new roofs, siding, windows, insulation, central heat and air, as well as new kitchen, bathroom, sheetrock, trim, and refinished wood floors. A simpler way to say it is that CDC’s remodels are basically new houses except for the foundation, frame and wood floors!
CDC sells these homes to first time home buyers as well as individuals and families involved with Crossover who are “returning, remaining, or relocating” to north Tulsa as part of Crossover’s mission to restore our community.

CDC also does custom additions to existing houses and new construction in the Hawthorne Neighborhood. This investment helps raise property values as well as adding variety to the neighborhood.

Lastly, because rental options in the Hawthorne Neighborhood are extremely substandard, CDC is working to build three-flats on Crossover’s nine acres to provide high quality rental options in our community. Also, since this rental housing will be affordable, it will help ensure “gentrification with justice.” While we want to see our community drastically improve, we want to make sure that neighbors with lower incomes share in the benefit from those improvements.
